NEW HOTEL PROJECTS – DEAL ASSESSMENT

DEAL ASSESSMENT:

  • Deal feasibility, Market research, Property positioning, Competitor property assessment.
  • Financial projections formulation and Project ROI study.
  • Recommendation and selection of Hotel Operator and Brand
  • Technical Services assessment and recommendations.
  • Advice and Guidance on Terms & Conditions – Letter of Intent, Management Agreement and any other required contracts relative to the hotel planning and operation (working with Owners lawyer and the selected hotel operator).
  • Support with any project and operating matters as requested by the Owner/Developer.

HOTEL PRE-OPENING PLANNING SERVICES:

  • Pre-opening strategic operating plan assessment.
  • Guest experience concepts review (Unique Selling Points).
  • Manpower planning and Organisation structure.
  • Key Leadership selection.
  • Strategic Marketing Planning and Sales strategies.
  • Digital marketing.
  • Operations budget and KPI assessment.
  • Employee welfare and satisfaction.

TECHNICAL SERVICES & PROJECT DEVELOPMENT

  1. Provide Technical services, engineering and property condition assessment of existing hotels and any new projects being considered by Owner. This could also include assistance with the preparation of financial projections, concept planning, property positioning
    assessment and brand fit assessment for new projects.
  2. Provide guidance/input for new hotel projects – facilities planning and technical services planning input.
  3. TCP are able to recommend consultants to be appointed for hotel projects, including; Architect, Interior Design, M&E, Environmental matters, Landscape architecture, FF&E and HOE procurement, F&B and Spa concept & design, Recreation & Activities and any other specific hotel services required.
  4.  TCP are able to review and approve with Owner – architecture plans, exterior and interior design concepts, detail and specifications and facility operating concepts in conjunction with proposed hotel brands.
  1. TCP are able to review and liaise on project development processes and progress with the Project Manager and Architect and other associated consultants during scheduled visits and at scheduled meetings. This includes the review of any ‘mandatory’ hotel brand standard compliance requirements.
  2. TCP are able to assist the existing hotel portfolio with renovation and/or new facility project feasibility and planning. TCP can direct and assist with planning, development and execution requirements as needed, ensuring all is in accordance with both Owner and the hotels specific needs and with brand compliance requirements.

ASSET MANAGEMENT

HOTEL OPERATIONS SUPPORT SERVICES

1. On behalf of Hotel/Property Owner, provide advice and input on business performance and facility management by the Hotel Company and Hotel Leadership.

2. Monitor hotel performance weekly/monthly:

  • Financial performance assessment and results.
  • Cost & Expense management.
  • Manpower and productivity efficiency assessment.
  • Marketing, PR and Sales activities and effectiveness.
  • Competitor Hotel Set performance.
  • Revenue management strategy and performance.
  • Guest and Employee satisfaction Index.
  • Hotel Facility condition inspection and assessment.

3. Review the annual operating budget and capital expenditure plan as prepared by the Hotel’ operator and provide input and recommendations as required.

4. Analyse and identify any potential performance and property risks. Liaise with the Hotel Operator to mitigate these risks where feasible.

5. Provide input on selection of all key Leadership appointments.

6. Monitor and liaise with Hotel Operator and Owner on any cashflow matters.

7. Coordinate/liaise with Owner and Hotel Operator on any legal matters, operating licenses and other operations associated requirements on an ongoing bases and as required.

8. Review and/or recommend capital expenditure needs as required.
